We are a mortgage bank and proudly offer many loan programs including FHA, VA, Conventional, Jumbo loans, as well as many other programs including down payment assistance programs.
FHA loans are very popular with first time home buyers due to lower rates and higher qualifying ratios.

A conventional loan offers buyers the ability to avoid or cancel mortgage insurance upfront or during life of the loan.

  • Option to pay a one-time "Single-Premium" Mortgage Insurance to eliminate Monthly Mortgage Insurance when giving less than 20% down
  • Fico score requirements can be higher
  • No Mortgage Insurance (monthly or premium) with a 20% down payment or more
  • Allows for a seller concession of up to 3% of the sales price for buyer's closing costs if the down payment is less than 10%

VA Loans are guaranteed by the Veteran Affairs and are offered to eligible military service members.

  • No limit on seller concessions for buyer's closing costs
  • Home must be in a designated USDA location
The GSFA/NHF Platinum program is a onetime gift/grant that is very popular with owner occupied home buyers in today’s market.
  • Up to 5% of the loan amount can be gifted to be applied to down payment, closing costs, or prepaids.
  • It is a gift and does not need to be repaid.
  • There is no additional underwriting other than FHA approval
  • short escrow /30 days or less
  • Not limited to first time home buyers but must be owner occupied.
  • Higher income limits compared to other down payment assistance programs.
  • FHA or conventional loans can use program
  • When combining with seller concession of 3%, buyer needs less than $1,000 total initial investment to purchase.
  • Interest rates are typically higher than FHA and determined by loan program.
This program was developed to open the door to more first time home buyers by offering lower down payment requirements than FHA or Conventional financing.
